The home is structurally sound and needs some love and a heating system installed. The owners have all the kitchen cabinets and newer appliances so it's just a matter of some elbow grease. the cost of a heating system is a couple thousand, but the main cost is the duct work which again easy install no drywall in the way. Look at the surrounding area and see the homes being sold for $200 to $400K on next to no land. A ton of potential. This price is based on the land. There is a home on the ground which helps with financing.
